DL Solutions evaluates single-family homes, townhomes, vacant residential land, and distressed residential property nationwide, with especially active coverage throughout Washington, DC, Maryland, and Northern Virginia.

Single-family houses

Ramblers, split-levels, colonials, bungalows. Occupied, vacant, or mid-renovation. Built in 1925 or 1985. DL Solutions evaluates single-family houses nationwide in their present condition — the roof can leak, the systems can be at the end of their service life, and the unfinished projects can stay unfinished.

Condition is not a barrier to a conversation. We evaluate what the work will actually cost to complete and price it into the offer, so nothing needs to be repaired, cleaned out, painted, or staged before or after we talk.

Townhomes and rowhouses

Rowhouses in the District, attached units in Prince George's and Fairfax. HOA or not. Tenants or not. DC's housing stock runs from Deanwood and Trinidad to Congress Heights and Petworth — semi-detached, small multifamily converted back to single-family, and the attached homes that fill the close-in Maryland and Virginia suburbs.

Existing leases transfer with the property; tenants do not need to leave before we talk or before closing. In the District, the tenant notice process is part of the timeline, and we account for it up front rather than discovering it at closing.

Vacant land

Residential lots, infill parcels, acreage with or without road frontage. Utilities at the street or not yet. Infill lots in the District and Prince George's, larger parcels in Charles and Prince William. No survey or site plan is required to start the conversation.

Land comes with its own paperwork, and it is common rather than exceptional: back taxes, liens, and unclear boundaries are worked through with the title company as part of the evaluation, not treated as a reason to walk away.

Distressed residential property

Fire or water damage, foundation issues, code violations, tax liens, probate. The situations most buyers pass on are the properties DL Solutions buys most. Roofs, foundations, failed systems, and unfinished renovations are evaluated as scope and priced into the offer — repairs are priced in, not required before it.

If a contractor walked off mid-job, we can pick up where the property is today. If the property carries a deadline — a foreclosure schedule, an estate settlement, a relocation — the timeline is structured around it when possible. The situation describes the property, never the person selling it.

Not sure where the property fits

Most properties fit more than one category, and many arrive with a situation attached — inherited, tenant-occupied, behind on payments, vacant for years. The situation guides explain how a direct acquisition handles each one, and the address form starts the evaluation either way.
