Five steps, one point of contact, no listing. Here is what actually happens after you send the address.
Address
Tell us where the property is.
The address is the whole starting cost. Send it through the form or call, and we begin the evaluation from public records and what you tell us — anywhere in the United States. If a property does not fit what we buy, we say so quickly rather than sitting on it.
Property
Tell us what is going on.
Condition, occupancy, situation: a roof that needs work, tenants with a lease, an estate moving through probate, a code case, land without utilities. Permits pulled and never closed, code violations, and condemnation notices are part of the conversation, not a reason to stop it.
Conversation
We review the details with you.
Most of the time is spent on the conversation: what is going on with the property, what you need, and whether there is a fit. The walkthrough is one visit, usually under an hour. We look at structure, roof, systems, and title, not at how tidy the house is. We do not renegotiate because of things we could see on the walkthrough.
Options
If there is a fit, we explain the next step.
If there is a fit, we make a written offer and walk you through how we calculated it — what the property will be worth finished, what the work will actually cost to complete, and how the two meet. If there is not a fit, we tell you that too, and if listing would clearly put more money in your pocket and you have the time, we say so.
Closing
The transaction moves through the appropriate title/closing process.
Closing runs through a licensed title company, with payoff figures, liens, and estate paperwork handled in the timeline. We structure closing around the transaction and your needs when possible — two weeks or two months. A written offer stands on its own; you are never obligated to accept it.
When listing makes more sense
A direct sale is one route, not the only one. If the property is retail-ready, maximizing market exposure matters to you, and you have time, listing with an agent will often net more — and we will say so when it would. The comparison page shows the honest criteria for both routes.
