DL Solutions is a real estate investment company that acquires houses, townhomes, and land directly from owners across the United States — in the property's present condition, without a listing — with especially active coverage throughout Washington, DC, Maryland, and Northern Virginia.
What DL Solutions is
DL Solutions is a property acquisitions company. We evaluate and purchase property directly from owners — no listing, no showings, no renovation required before the conversation. We buy for our own account and, where appropriate and disclosed, assign contracts to affiliated or third-party buyers. We are not a brokerage and we do not act as the seller's agent; the transaction documents say so plainly.
Our office is in Oxon Hill, and Prince George's County is where we have worked most often — including properties with open code cases and estate transfers, and evaluations across all eight DC wards and Northern Virginia. We also evaluate qualifying residential property and vacant residential land in other states; send any U.S. address and we will tell you quickly whether it is a fit.
How we evaluate a property
We evaluate property in its present condition and price the work in. The roof, the kitchen, the yard, the contents — they stay the way they are, and the offer reflects what the property will actually cost to complete, not what it would cost to make presentable.
The walkthrough is one visit, usually under an hour. We look at structure, roof, systems, and title, not at how tidy the house is. Nothing you fix between our conversation and closing changes the number, so there is no reason to spend on the property.
How we work with sellers
One point of contact, start to finish. Most of the time is spent on the conversation: what is going on with the property, what you need, and whether there is a fit. If there is a fit, we explain the next step. If there is not a fit, we tell you that too.
If listing would clearly put more money in your pocket and you have the time, we say so. We show the math if you ask. A written offer stands on its own; you are never obligated to accept it, and timing is structured around the transaction and your needs when possible — two weeks or two months.
Who we are
DL Solutions is led by Dennis, who walks most DMV-area properties personally and reviews every submission nationwide. The company acquires property across the United States while staying deeply rooted in the DMV: a working knowledge of DC transfer and recordation taxes, Maryland estate administration, and Northern Virginia title practice that a purely national buyer would not build.
