This policy explains what DL Solutions LLC collects when you contact us about a property, how we use it, who can see it, and what we never do with it.
Introduction
DL Solutions LLC (“we,” “us”) is a real estate investment company based in Oxon Hill, Maryland. This policy covers this website and the information we collect through it — property inquiries, general contact messages, and text messaging opt-ins. It describes our actual practices: what is collected, why, and the limits we place on it.
Information you provide directly
When you submit a property inquiry, we collect what you type:
- Property details: the property address, structured address parts when you pick an address suggestion, property type, the situations you select (such as inherited or tenant-occupied), your selling timeline, and anything you write in the notes field.
- Contact details: your first and last name, phone number, and email address.
- When you use the general contact form instead: your name, email address, optional phone number, and your message.
You choose what to share. Fields marked optional are optional, and you can submit a property inquiry without agreeing to receive any text messages.
Information collected automatically
- Attribution and source: the page you landed on, the referring page, and campaign parameters such as utm_source, utm_medium, utm_campaign, and click identifiers (gclid, fbclid, msclkid) when they appear in the page address. Your first visit's attribution is stored once in your browser's local storage; the current session's attribution is read at submission.
- Technical details with each submission: your IP address, browser user-agent, screen size, time zone, and the time of submission. These are recorded server-side with the submission itself.
- Form drafts: while you work through the multi-step form, your entries are held in your browser's storage so a refresh does not lose them. Drafts stay in your browser and are removed after a successful submission.
How we use your information
- To evaluate the property you tell us about and respond to your inquiry.
- To schedule conversations and walkthroughs, prepare and communicate an offer, and complete a transaction if one proceeds.
- To send text messages, but only where you have separately opted in to a specific program (see sections 05 and 06).
- To keep the compliance records the law and carrier rules require — including proof of what consent language was shown and what you chose.
- To understand where inquiries come from, so we can tell which pages and campaigns are useful.
- To operate and protect the site: rate limiting, abuse prevention, and diagnosing errors.
We do not use your information for purposes incompatible with these.
Text messaging privacy
We operate two separate, optional text messaging programs: property inquiry texts — non-marketing text messages related to a property inquiry you have submitted, including responses to your questions, appointment and walkthrough reminders, follow-ups, and transaction updates. — and marketing texts — recurring marketing text messages about our real estate services, property-buying information, offers, and promotions. Each has its own unchecked checkbox on the property form, and you can subscribe to either, both, or neither.
- Message frequency varies.
- Message and data rates may apply.
- Reply STOP to opt out. After you reply STOP, you receive one confirmation message and no further texts from the number you replied to. Both programs are sent from the same number, so replying STOP stops both.
- Reply HELP for help.
- Carriers are not liable for delayed or undelivered messages.
- Consent is voluntary and is not a condition of receiving an offer or using our services.
When you opt in, we store your phone number, the program, the exact consent language you were shown, the consent version, the time of consent, the page address where you opted in, and the technical context of the submission (IP address, user-agent, and attribution). Entering a phone number or submitting the form is never treated as consent to receive text messages. The full program description is in our SMS Messaging Policy.
Mobile information and non-sharing
Mobile information and SMS opt-in consent will not be sold, rented, or shared with third parties or affiliates for their marketing or promotional purposes. Text messaging originator opt-in data and consent are never sold, rented, or shared with anyone for marketing — ours or anyone else’s — and consent you give to DL Solutions LLC is never passed to or borrowed from another business. Consent is specific to us: if you opted in somewhere else, that choice does not apply here, and your choice here applies nowhere else.
The only exception is the narrow service-provider category in section 07: companies that deliver our messages or host our data process mobile information solely on our behalf and under our instructions, never for their own purposes.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
How we share information
We do not sell personal information, and we do not share it for cross-context marketing. We share information only with the following categories of recipients, and only as needed:
- Hosting and infrastructure providers that run this website and store its database.
- Our CRM and lead-management platform, which receives inquiry details so the team can respond.
- Our messaging provider, which delivers text messages and honors STOP and HELP — it processes phone numbers and message content only to deliver our programs.
- Our notification email provider, which sends the team an alert when an inquiry arrives.
- Professional and legal requirements: title and closing companies involved in a transaction you pursue, courts, regulators, or law enforcement when the law requires it, or to protect rights and safety.
- A successor in interest: if the business is sold, merged, or reorganized, information may transfer as part of that transaction, subject to this policy's protections until you are given notice of any change.
Every recipient above is limited to using your information to provide services to DL Solutions LLC, except where the law directs otherwise.
Cookies, storage, and analytics
At launch, this site sets no cookies and loads no third-party trackers, advertising pixels, or analytics beacons. The only third-party requests are the font files that render the page design. We use first-party browser storage — local storage and session storage — for form drafts and first-touch attribution, as described in section 03. Clearing your browser storage removes them.
Data retention
We keep information only as long as a purpose above requires:
- Inquiry and contact records: while we evaluate the property, through any transaction that proceeds, and for the period legal and recordkeeping obligations require afterward.
- Consent records: retained for as long as the associated phone number could be messaged, plus the period carriers and regulators require — a consent log is the proof that every message was authorized, so it outlives any individual campaign.
- Attribution and technical context: kept with the submission it belongs to.
- Form drafts: kept only in your browser, and removed there after a successful submission.
Data security
We use reasonable administrative and technical safeguards: encrypted transport, access limited to the people who need it, and durable storage for consent records. No method of transmission or storage is perfectly secure, and we cannot promise absolute protection — but we do not collect more than the purposes above require, which limits what exposure could mean.
Your rights and choices
- Text messages: reply STOP to any message to end that program immediately, or HELP for help. You can also ask us by phone or email.
- Access, correction, or deletion: contact us and we will update or delete your information where applicable law provides that right.
- Browser storage: clear your browser's site data to remove drafts and stored attribution.
Opting out of messages never affects a property inquiry or an offer — messaging is optional, and declining it changes nothing about how we handle your inquiry.
Children
This website is directed to adults. We do not knowingly collect personal information from anyone under 18, and our services — property transactions — are not intended for minors. If you believe a child has submitted information to us, contact us and we will delete it.
Third-party links and services
This site may link to other websites — county records, title companies, or other resources. We are not responsible for their content or their privacy practices, and this policy does not apply once you leave this site. Their own policies govern what they collect.
Changes to this policy
We may update this policy as the site, the law, or carrier requirements change. When we do, the “last updated” date at the top of this page changes with it. For a significant change, we will make the revised version plainly visible here before it takes effect. Material changes to how consent language reads always carry a new consent version, so what you agreed to stays reconstructable.
